My Dad bought a house (two unit, decent size) on the Northeast side of Buffalo, near the University of Buffalo, around '91 for $71,000. 10 years later, the house next door (a better house) was going for $15,000. I really don't know why. I am not sure of the prices now, (my guess is they are lower) but Buffalo is one of the most frugal, secret paradises (yes, paradise) in the US. You are 1.2 hours from toronto, 1.5 hours, by plane to NYC and Chicago,great art scene and great schools. So many great, cheap properties on Lake Erie too. Around the city (which by area is very small), you will find a huge economy. Plus, and I really mean this, Buffalo has an attitude of friendlinessthat I have never found in my life all over the world. We actually say hi to people on the street.

TL;DR I didn't answer your question but I tried to tell you what I love about Buffalo.

This is agreed. OTOH, in Buffalo, there are houses is semi-decent neighborhoods for sale for $15,000. Some are two units. Buffalo is a great city to save money.

I used to play tennis with some very good players. It's just like every other shot, you just need to practice it. Sure, it isn't easy. But, if you play 8 hours a day, you do learn a few tricks.

BTW: Federer is one of the greats IMHO.

Too bad. I miss Buffalo. I have been gone for some time now (Europe) and plan on going back. I love that place.

I have read lots of fiction. I have, in fact, an English Degree. I just feel like my time is better spent reading non-fiction works. Fiction feels like I am wasting my time.

  1. Avoid bars
  2. Find sports groups that do what you want to try/like
  3. Run
  4. Go out and sit among people (coffee shop for example)
  5. Therapists take time. Find one you like. It may take a few tries.
  6. Dogs are good if you are that type of person and have time for them. I have met so many people in the dog parks.
  7. Have experiences (short trips, explore, art galleries, etc ). You only live once.
  8. Keep a diary. Write in it everyday.
  9. Family is good if they are supportive.
  10. Volunteer to help the less fortunate. It feels good to help others.
